UW Medicine Phase III Renderings

Below are renderings of the controversial UW Medicine Phase III project being developed by Vulcan on the block bounded by Republican, Dexter, Mercer and 8th. Phase III itself is proposed to be constructed in three phases, starting with four stories of below-grade parking on the southern two-thirds of the block, along with the research building on the southeast corner of the site.

The plans have been made compatible with the second phase of the Mercer Corridor project, which converts Mercer into a two-way street cutting across the northwest corner of the site. The City is acquiring this portion of the site through eminent domain.

            

Judging even by these basic renderings, the architecture for Phase III is a lot more striking than the humdrum Phase I and II. Architect Perkins + Will have designed a "fractal" facade, a sort of abstract polygonal glass wall, along the buildings' courtyard edge. The outward facing facades build on the thin verticals motif of the other campus buildings.

The design review proposal touches on the height issue briefly. It refers to a text amendment pending council action which proposes an increase in height from the currently zoned 65' to 125' to "meet developer and occupant needs".

They also put forward an alternative scheme that adheres to the current zoning which serves as a kind of scare tactic. To attain the same square footage as the preferred scheme shown above, a 5-6 story building would cover the entire parcel leaving no room for open space.

That still doesn't look like 125' to me. Phase II across the street is 85', so shouldn't 125' be nearly twice as tall?

The phase II buildings already have a lot of glass and are moderately interesting architecturally (for office buildings). Phase I was built in the 1960s so you're forgiven for not liking it--just wait thought, it'll be on the National Register in our lifetimes. :)

The hole in the middle on phase III will let in some light which I suppose is nice considering I might end up working in one of the new buildings. I still don't understand UW's fear of street retail. Did they give any explanation other than "not feasible"?

Good point about the retail, or lack thereof. The design proposal is completely silent on it. Maybe UW wants to keep their researchers in the lab instead of hanging out at Starbucks :)

Finally...
Finally! A remotely interesting and intriguing office building design concept for one of the many projects cropping up in SLU! I'm excited by the development happening in the neighborhood, but been a little disappointed by the banality. Living in the neighborhood and daily pedestrian in this area, I would love to see a bold design like this make it through design review without being completely watered down. I'm all for thoughtful urban density - bring on the elevated building height as long as it stays true to the initial design concepts.

Yeah, UW and retail is not specific to SLU, on campus they hide the coffee shops in weird corners of a lot of buildings. There has to be some reason but I've never heard one--they're certainly losing a lot of potential customers.

I guess the design is original but I'm not seeing anything amazing. It's certainly no SPL Central Library.
